Many home owners ask this when thinking to sell their house. The first thing a person thinking to sell a house should make an appointment with the Auctioneer / Estate Agent. The auctioneers will come out to the house and look at the property with you. A few things will be discussed here such as the value / price and what the market is like, what time frames to expect and what your costs will be on this transaction. 

Next thing you got to do is to engage your solicitor. The sooner you involve your solicitor the better, this is really important because they have some work to do that you may not realise, and this takes time. For example, if you have a mortgage on the house they will have to request the deeds from the bank and this is a slow process. So, the sooner you get your solicitor the better, obviously you must agree frees with them. 

Next thing that must be done is to get the Building Energy Efficiency BER Certificate ready. You can’t sell or market a property in Ireland without the BER Certificate. So, is pretty simple do, the auctioneer / estate agent can help you with that. Is not to expensive but you do need a BER Cert in order to sell your house in Ireland. It may take a week or to be done. 

Last thing is the practical stuff, to get the property ready to be presented in its best possible light, so, you’re going to need to declutter, possible some cleaning, painting or power washing. Again, the estate agent / auctioneer will help you, will guide you in that regard. What need to be done, what is value for money and what you should do. When all that is done and ready your estate agent / Auctioneers will come to take photos, create virtual tours, floor plans and possible drone footage where suitable.
