Buyers want to purchase a houses with modern standards. The buyers focus on energy ratings and BER’s. At the moment is a good time to buy if you need a proper home and you can afford a home, now is a good time for you to buy. Why do I say that? Because, this shortage of houses is not going to improve, we simply are not building enough houses for the population that we have.
Interest rates have come down in 2024 by a quarter of a percentage it looks like they will come down further and mortgages become more affordable again. Obviously, you are looking at a crystal ball, but in the US have reduced the interest rates by half percent recently and I think this will follow in Europe soon.
If you need a property, if you can afford it comfortably now is a good time to get into the market and buy a home.
The property market is good at the moment, prices are improving. We have the same problem that we had for the last lumber of years which is a general shortage of housing and that’s common in our area in Carlow but it’s common countrywide as well. It’s a national problem and is well known being discussed in the media all the time. What this led to is an overall shortage of housing that cant meet the demand that is out there and for that we have upward pressure in pricing. The media report have reported recently that it’s increasing with 10% per annum.
What I can definitely say, is that generally speaking, good affordable starter homes and typically that’s a 3 bed semi-detached house in urban areas are selling quickly and prices are increasing.
I haven’t come across that myself and I haven’t heard of anyone else doing that. I don’t have the answer but I can give you a perspective.
People may not realise but Estate Agents and Solicitors are governed by Anti-Money-Laundering LAW, AML, and it’s quite strict and is getting stricter all the time. SO, basically the idea is to have traceability of funds that is being spent or invested in property.
So, I see a possible problem with Bitcoin because essentially by definition it’s untraceable as I understand it. So, if somebody was buying a property using Bitcoin I would probably be obliged to report that as a suspicious transaction. I’d be legally bound to do that to the Revenue and An Garda Siochana.
Yes, you can sell a property for €1, but this has important tax implications. If you sell a house for more then €1 which is any property, you will be consider to be giving a gift to somebody else, so if you agree the price of €1 they pay you €1 and you do the transaction. The revenue, the government, will be interested to know what was the real value of the property.
For example if the property was €100,000 and you sell it for 1 that is considered to be a gift of 999999 and that could have important tax implications for you and for the other person, but mostly for you, believe it or not. SO for this you will need professional advice from your solicitor or your accountant because even if you can do it, this means TAXES. So, get advice!

Last thing is the practical stuff, to get the property ready to be presented in its best possible light, so, you’re going to need to declutter, possible some cleaning, painting or power washing. Again, the estate agent / auctioneer will help you, will guide you in that regard. What need to be done, what is value for money and what you should do. When all that is done and ready your estate agent / Auctioneers will come to take photos, create virtual tours, floor plans and possible drone footage where suitable.
