Building Energy Ratings (BER) – UPDATE

As you are all no doubt aware by now, any property being offered for sale or rent now requires a Building Energy Rating certificate or will be liable for substantial fines. 

BER certs range in cost from approximately €200 – €350 depending on the size of the property, however, a recent report in the Sunday Times dated 18/04/10 claims that many inspectors are no longer deemed to be qualified to carry out a BER assessment as they have failed a newly instituted exam. Therefore, I would advise checking the Sustainable Energy Authority of Ireland website to confirm that your chosen assessor is indeed qualified to carry out the assessment on your property (details at http://www.seai.ie/Your Building/BER/BER Assessors/).

The impact of the BER rating has yet to have an impact on house process, but one can only assume that the market will adapt to take account of the ongoing costs of living in a particular house in the future.
